What ₹2,180 per sq.ft pays for in Bangalore
A construction cost per square foot only means something once you know what sits inside it. This is what our Classic package, at ₹2,180 per sq.ft in Bengaluru including GST, covers, taken from the published specification. Higher packages raise the finish allowances and add provisions; the scope of work is the same.
| Part of the job | Included at ₹2,180/sq.ft |
|---|---|
| Design | Soil test report, structural design, 2D floor plan, 3D elevation, working drawings |
| Structure | PCC bed, RCC footings, columns, beams and slabs; M20 concrete for slabs and M25 for columns; Fe 500 TMT steel from SAIL, Vizag or Jindal; 43 or 53 grade cement |
| Walls and waterproofing | 6-inch outer and 4-inch inner block walls, plaster inside and out, waterproofing of the terrace and wet areas |
| Plumbing | CPVC and uPVC pipes, a 6,000-litre sump and a 1,000-litre overhead tank |
| Electrical | Fire-retardant wiring, about 40 points per 1,000 sq.ft, MCB and RCCB board, pipe earthing |
| Finishes | Flooring at ₹100/sq.ft in living and dining and ₹60/sq.ft in bedrooms and kitchen, teak main door, aluminium windows, putty and emulsion paint |
| Outside the house | A 5 ft plastered compound wall with RCC gate pillars |
| Approvals | Liaison for plan sanction and BESCOM and BWSSB connections; the government fees and deposits are paid by you |
Not in the rate: plan sanction fees, utility deposits, appliances, furniture, lifts, landscaping and anything beyond the package allowances. The full list is on the packages page.
Why two quotes for the same plot can be lakhs apart
Construction cost in Bangalore is usually quoted per sq.ft, which makes quotes look easy to compare. They rarely are. Five things explain most of the gap:
- The area being charged. One builder prices the built-up area. Another also charges the staircase headroom, sunshades or balconies at the full rate. Ask every builder for a floor-by-floor area statement.
- Allowances, not brand names. “Vitrified flooring” can mean a tile at ₹40 a sq.ft or one at ₹150. Compare the allowance per sq.ft, not the word.
- What sits outside the rate. The sump, overhead tank, compound wall and approvals work are inside one quote and extras in the next.
- Car parking. Some builders charge covered parking at the full rate. We charge it at 70%.
- Whether the rate can move. A rate with a steel and cement price clause is not the final price. Ours is locked when you sign, for the agreed scope.
Put quotes on the same basis and the gap usually shrinks. Our guide on how to compare construction quotes has the questions to ask.
Before you compare quotes
A lower ₹/sq.ft does not always mean a lower final bill. Check what the rate includes, which materials and brands are specified, what is excluded, how payments are staged and whether the rate is locked. Our guides explain how: how to compare house construction quotes and how to read a Bengaluru construction quote. Planning approvals are covered in our building plan approval checklist.

How these figures are calculated
Plot-size totals use the ground floor left after the setbacks notified on 5 January 2026, capped at 75% of the plot to allow for stairs and walls. That is 75% for most plots up to 250 sq.m, and less on larger plots; see setback rules in Bangalore.
Every total on this page is Buildryt's published Bengaluru price per sq.ft, including GST, multiplied by built-up area. The prices come from our packages page and were last checked on 18 October 2026. Statutory charges, such as plan sanction fees, Khata charges and utility connection deposits, are not included. Other builders publish different specifications, so compare what each rate includes. If you quote these figures, please link back to this page.
