House construction FAQs for Bengaluru & Mysuru

Your package price covers the complete construction cost as per your selected specifications, including materials, labour, the sump, overhead tank and compound wall. Rainwater harvesting is included from the Premier package up. The price does not include statutory charges such as BBMP/GBA plan sanction fees, khata charges, or utility connection deposits, since these are paid directly to the relevant government authority and vary by plot. We'll clarify exactly what applies to your project before you sign.

Every project follows the same six stages: you submit your plot and requirements, our team meets you to understand your vision, our architects finalise your design, construction begins once you approve the plan and pay the booking amount, you track daily progress through photos, videos, and updates, and finally we hand over your completed home. Yes. Once you sign your agreement, your price per square foot is locked for the duration of your project, even if material or labour costs rise afterward. That's what backs our Guaranteed Fixed Budget promise: the risk of price increases is ours to manage, not yours.

This depends on your plot size, the width of the road facing it, and the applicable Floor Area Ratio (FAR) and setback norms, rules that vary by location and have been updated in recent years. Khata is the official property record confirming your site is registered with the local civic authority for tax and building-approval purposes. You'll need a clear Khata (or e-Khata) before construction can be legally sanctioned, so it's worth verifying this early. Our team can guide you on what to check before you begin.

You never pay in one lump sum. You pay in stages: each stage starts only after you have reviewed and approved the one before it, and its payment falls due at that point, so you are never more than one stage ahead of the work. This keeps you in control of your money throughout the project.

We understand everyone has different tastes, so we're happy to source fittings of your choice, subject to availability. If your preferred option costs more than what's included in your package, you'll only need to pay the difference.

Buildryt provides a 10-year warranty on your home's structure (foundation and superstructure) and a waterproofing warranty of 10 years, reduced to 5 years on terraces, bathrooms and balconies. A 1-year construction guarantee covers construction defects and workmanship. All are on stamp paper.

Conditions apply: the warranties stay valid while the structure and waterproofing are used and maintained as designed. Cutting or altering walls, columns, beams or slabs, adding floors or loads, or any unscientific change without our engineer’s written approval can void them. Planning a change? Ask us first; where our engineer approves it, the warranty continues.

Yes. In Bangalore, new houses on sites of 30x40 ft and above must have rainwater harvesting, and BWSSB charges a penalty on properties without it. Rainwater harvesting with a filter is included in our Premier package and every package above it. If you choose Classic, ask us to add it to your quote.
