20x30 construction cost by package

Construction is priced per sq.ft of built-up area, not plot area. On this page, the first column is one floor covering the full plot (600 sq.ft). The second column is ground plus first floor with the ground floor equal to the plot and the first floor about two-thirds of it (600 + 400 = 1,000 sq.ft). Your actual built-up area depends on your plan, setbacks and sanction. Prices are Buildryt's published Bengaluru rates including GST. Package specifications are on the packages page.

How much does a 20x30 house cost to build in Bangalore?

Between ₹13.08 lakh and ₹18.96 lakh for a single floor on the full 600 sq.ft, and between ₹21.80 lakh and ₹31.60 lakh for ground plus first floor on 1,000 sq.ft, depending on the package.

Here is one worked through. Take the Signature package at ₹2,550 per sq.ft. Ground plus first floor on a 20x30 plot is 600 + 400 = 1,000 sq.ft, counting the ground floor as the full plot and the first floor as about two-thirds of it. Multiply 1,000 by 2,550 and you get ₹25,50,000, which is ₹25.50 lakh. Stay with Classic and the same house is 1,000 x 2,180 = ₹21.80 lakh. Go up to Elite and it is 1,000 x 3,160 = ₹31.60 lakh. So the whole spread between the cheapest and the dearest package on this plot is ₹9.80 lakh.

A first floor is how a small plot gets its space, and it is priced at the same rate as the ground floor. On Classic, the extra 400 sq.ft costs 400 x 2,180 = ₹8.72 lakh. If your budget stops at one floor, build the ground floor well and ask what the structure needs now so that a first floor can go on later.

What typically fits on a 20x30 plot

A 20x30 site is narrow, and most of the planning is a negotiation between three things: parking, the staircase and the number of bedrooms. A single 600 sq.ft floor does not hold all three comfortably. Give part of the ground floor to a two-wheeler or a small car and what remains usually takes a living and dining area, a kitchen, a bedroom and a bathroom, with the staircase tucked along one wall.

That is why most 20x30 homes go up a floor. Ground plus first floor usually works out to two or three bedrooms across the two levels, and the staircase needs to be placed so that it does not eat the living room. Draw the staircase early. On a plot this size, a few feet in the wrong place decides whether the kitchen has a window.

Neighbours are usually close on both sides, so ask your engineer on the first visit how the excavation will be supported and how your foundation sits next to the neighbouring building. This is a site question, not a price list item, and it is better settled before the contract than after the pit is dug.

What the price covers and what it does not

The per sq.ft rate is the price of building the home to the package specification on our packages page. Your rate is locked on the day you sign, and payments are made stage by stage. A stage is released only after you review and approve it. You follow progress through daily photo and video updates in the Buildryt app, the work goes through 360+ quality checks, and the structure carries a 10-year structural warranty. Waterproofing carries a 10-year warranty*, which is 5 years on terraces, bathrooms and balconies and 10 years elsewhere.

Plan sanction fees, Khata work and utility deposits are outside the rate. Keep a separate line for them. Flooring in the living and dining area comes with an allowance per sq.ft that rises with the package: ₹100 on Classic, ₹120 on Premier, ₹140 on Signature, ₹160 on Opulent, ₹175 on Imperia and ₹190 on Elite. In a compact home that room is the one you see first, so look at the tile before you sign.

How to work out your own 20x30 cost

  1. Decide how many floors you want. Built-up area is the total constructed area across all floors, so a full-plot ground floor plus a first floor about two-thirds of it comes to 1,000 sq.ft on a 20x30 plot.
  2. Choose a package. The package sets the price per sq.ft and the materials and finishes.
  3. Multiply the price per sq.ft by your built-up area. For 1,000 sq.ft on Premier, that is 1,000 x ₹2,360 = ₹23.60 lakh.
  4. Add plan sanction fees, Khata work, utility deposits and anything outside the package, which we list in your agreement.

20x30 house cost: common questions

How much does it cost to build a 20x30 house in Bangalore?

At Buildryt's published prices, a 600 sq.ft single-floor home costs about ₹13.08 lakh on the Classic package and ₹18.96 lakh on the Elite package, including GST. A 1,000 sq.ft ground plus first floor home costs about ₹21.80 lakh to ₹31.60 lakh. Statutory charges are extra.

What is the cost per sq.ft for a 20x30 house?

It depends on the package, not the plot size. Our Bengaluru prices run from ₹2,180 per sq.ft for Classic to ₹3,160 per sq.ft for Elite, including GST. Multiply the rate by your built-up area, which is 600 sq.ft for one floor covering the full 20x30 plot.

Is a 20x30 house 600 sq.ft?

The plot is 600 sq.ft. Built-up area is the constructed area across floors, so a full-plot ground floor plus a first floor about two-thirds of it is about 1,000 sq.ft, subject to your plan, setbacks and sanction. A single floor is 600 sq.ft at most.

Can I build two floors on a 20x30 plot?

Ground plus first floor is the usual plan on a plot this size. We count the ground floor as the full plot and the first floor as about two-thirds of it, which is about 1,000 sq.ft built-up. What you can actually build depends on your sanctioned plan. If you may want a third floor later, tell your builder early so the foundation is designed for it.

What is not included in the package price?

Plan sanction fees, Khata work and utility deposits are not included in the package rate. They are paid separately and vary by plot, so keep them as a separate line in your budget.
