30x60 construction cost by package

Construction is priced per sq.ft of built-up area, not plot area. The two columns show 1,800 sq.ft (one floor covering the full plot size) and 3,000 sq.ft (an example of a ground plus first floor home, with a first floor about two-thirds the size of the ground floor). Your actual built-up area depends on your plan, setbacks and number of floors. Prices are Buildryt's published Bengaluru rates including GST. Package specifications are on the packages page.

They do not include statutory charges such as plan sanction fees, Khata charges and utility connection deposits, which are paid to the relevant authority and vary by plot. Building in Mysuru? Our Mysuru Classic rate is ₹1,980 per sq.ft, which puts 1,800 sq.ft at about ₹35.64 lakh; see home builders in Mysuru. For your own plot, use the cost estimator.

What a 30x60 plot gives you

A 30x60 site is 30 feet wide and 60 feet deep, which makes 1,800 sq.ft. The depth is the useful part. Thirty feet of frontage is enough for a gate, a car and a walkway beside it, and the sixty feet behind let you push rooms back and still keep light and air at the rear. Plots like this are common across Bengaluru's layouts, and they plan well once you stop trying to fill the whole rectangle.

Most owners choose between two plans. One is a single floor of about 1,800 sq.ft built-up: a roomy three-bedroom house with a large living area and space left outside. The other is the ground plus first floor home in the right-hand column of the table, with parking and living downstairs and bedrooms upstairs.

Planning a duplex or G+1 on 30x60

On a ground plus first floor plan, the ground floor usually holds the car park, living and dining, the kitchen, one bedroom and a bathroom. The first floor takes two or three more bedrooms. The staircase decides more than people expect. Put it along a side wall, away from the main living area, and the living room stays square. Put it in the middle and you lose usable floor on both levels.

Decide parking before anything else. A 30-foot frontage fits one car comfortably. Two cars means giving up the front garden or building an open parking bay under part of the house. Ask your architect to draw both and count the bedrooms in each. A bay under the first floor has to be designed into the columns and beams from the start, so it cannot be added later as an afterthought.

How much does a 30x60 house cost? A worked example

Take the Signature package at ₹2,550 per sq.ft. On the single floor case the sum is 1,800 x 2,550 = ₹45,90,000, which is ₹45.90 lakh. On the ground plus first floor example it is 3,000 x 2,550 = ₹76,50,000, or ₹76.50 lakh. The gap of ₹30.60 lakh is the extra 1,200 sq.ft of first floor, charged at the same rate per sq.ft as the ground floor.

Changing package changes the rate, not the area. Stay with the 1,800 sq.ft single floor: Classic at ₹2,180 comes to ₹39.24 lakh and Elite at ₹3,160 comes to ₹56.88 lakh. That ₹17.64 lakh gap pays for the finishes and specifications that separate the two, which you can compare line by line on the packages page.

What the package rate covers on a 30x60 plot

The rate covers construction of the house to the specification of your package, with GST included. It does not cover plan sanction fees, Khata work or utility deposits. Those go to the authority or utility concerned and vary by plot, so keep a separate line for them in your budget. Anything outside the package is written into your agreement, so you see it on paper and not on a bill.

Paying and checking while a 30x60 house goes up

Payments run stage by stage, and a stage is released only after you have reviewed and approved it. Ask to see the shuttering and reinforcement before a slab is poured, not after. On a deep plot, check that the column positions marked out on site match the drawing before excavation starts. The Buildryt app carries daily photo and video updates, and our site-visit checklist lists what to look at when you visit in person.

How to work out your own 30x60 cost

  1. Decide how many floors you want. Built-up area is the total constructed area across all floors.
  2. Choose a package. The package sets the price per sq.ft and the materials and finishes.
  3. Multiply the price per sq.ft by your built-up area to get the construction cost.
  4. Add statutory charges and anything outside the package, which we list in your agreement.

30x60 house cost: common questions

How much does it cost to build a 30x60 house in Bangalore?

At Buildryt's published prices, a 1,800 sq.ft built-up home costs about ₹39.24 lakh on the Classic package and ₹56.88 lakh on the Elite package, including GST. A 3,000 sq.ft ground plus first floor home costs about ₹65.40 lakh to ₹94.80 lakh. Statutory charges are extra.

What can you build on a 30x60 plot?

A 30x60 site is 1,800 sq.ft, which holds a two-floor home with a car park and a small garden or rear courtyard. Many owners put parking and living areas on the ground floor and the bedrooms above. What fits depends on your plan, setbacks and approvals.

Is a 30x60 plot 1,800 sq.ft?

Yes, 30 ft by 60 ft is 1,800 sq.ft. Built-up area is the constructed area across floors, so a two-floor home can have far more built-up space than the plot area, subject to setbacks and approvals.

Is the rate locked once I sign?

Yes. Your rate per sq.ft is locked the day you sign. Payments then run stage by stage, and each stage is released only after you have reviewed and approved the work.

What is not included in the 30x60 package price?

Plan sanction fees, Khata work and utility deposits are not included in the package rate. They are paid to the relevant authority or utility and vary by plot, so keep a separate line for them in your budget.
