20x40 construction cost by package
Construction is priced per sq.ft of built-up area, not plot area. On this page, the first column is one floor covering the full plot (800 sq.ft). The second column is ground plus first floor with the ground floor equal to the plot and the first floor about two-thirds of it (800 + 533 = 1,333 sq.ft). Your actual built-up area depends on your plan, setbacks and sanction. Prices are Buildryt's published Bengaluru rates including GST. Package specifications are on the packages page.
| Package | Price per sq.ft | 800 sq.ft built-up | 1,333 sq.ft built-up |
|---|---|---|---|
| Classic | ₹2,180 | ₹17.44 lakh | ₹29.06 lakh |
| Premier | ₹2,360 | ₹18.88 lakh | ₹31.46 lakh |
| Signature | ₹2,550 | ₹20.40 lakh | ₹33.99 lakh |
| Opulent | ₹2,660 | ₹21.28 lakh | ₹35.46 lakh |
| Imperia | ₹2,910 | ₹23.28 lakh | ₹38.79 lakh |
| Elite | ₹3,160 | ₹25.28 lakh | ₹42.12 lakh |
Totals are price per sq.ft multiplied by built-up area. They do not include plan sanction fees, Khata work and utility connection deposits, which are paid separately and vary by plot. For your own plot, floors and parking, use the cost estimator.
How much does a 20x40 house cost to build in Bangalore?
A single floor on the full 800 sq.ft plot costs ₹17.44 lakh on Classic and ₹25.28 lakh on Elite. Ground plus first floor on 1,333 sq.ft costs ₹29.06 lakh to ₹42.12 lakh. Each figure is the package rate times built-up area, and the table above lists the four packages in between.
Work one through with the Premier package at ₹2,360 per sq.ft. Ground plus first floor on a 20x40 plot is 800 + 533 = 1,333 sq.ft, counting the first floor as about two-thirds of the ground floor. Multiply 1,333 by 2,360 and you get ₹31,45,880, or ₹31.46 lakh. The same house on Classic is 1,333 x 2,180 = ₹29.06 lakh, so stepping up one package adds ₹2.40 lakh. Stepping all the way to Elite, 1,333 x 3,160, gives ₹42.12 lakh, which is ₹13.06 lakh more than Classic.
If you build one floor now, the first floor you add later costs the same per sq.ft as the ground floor. On Classic that is 533 x 2,180 = ₹11.62 lakh. Ask for the structural design to allow it, even if you never use it. A reinforced column that was sized for one floor cannot be made to carry two without opening it up.
What typically fits on a 20x40 plot
A 20x40 site is a long rectangle, and the long side is the design problem. Rooms at the front and back get windows. The ones in the middle do not, unless you plan for it. The usual answer is to put the bedrooms at the two ends, keep the kitchen or a bathroom toward the middle, and use the staircase to bring light and air down the centre.
On the ground floor, parking for a car at the front is a common choice, followed by a living and dining area, a kitchen and one bedroom with an attached bathroom. The first floor then holds two more bedrooms, and often a third if you shrink the living space. That adds up to three or four bedrooms across both floors, which is a real family home and not a compromise.
Ask your engineer to show you where each room gets its daylight on the drawing, not just where it sits. A bedroom with a window onto a closed side wall is a bedroom with no ventilation, and no package finish fixes that. It is also worth asking where the plumbing stack runs, because on a long plot the wet areas are often far from each other and the pipe runs add up.
What the price covers and what it does not
The rate you see is the price of building to the package specification, and it is locked the day you sign. You pay stage by stage, and a stage is released only after you review and approve it. The Buildryt app sends daily photo and video updates, the build goes through 360+ quality checks, and you get a 10-year structural warranty. The waterproofing warranty is 10 years*, which is 5 years on terraces, bathrooms and balconies and 10 years elsewhere.
Outside the rate: plan sanction fees, Khata work and utility deposits. These depend on your plot, so your agreement lists them separately and your budget should too. The living and dining flooring allowance per sq.ft is ₹100 on Classic, ₹120 on Premier, ₹140 on Signature, ₹160 on Opulent, ₹175 on Imperia and ₹190 on Elite. Ask to see the tile you are choosing against that allowance before you sign.
How to work out your own 20x40 cost
- Decide how many floors you want. Built-up area is the total constructed area across all floors, so a full-plot ground floor plus a first floor about two-thirds of it comes to 1,333 sq.ft on a 20x40 plot.
- Choose a package. The package sets the price per sq.ft and the materials and finishes.
- Multiply the price per sq.ft by your built-up area. For 1,333 sq.ft on Signature, that is 1,333 x ₹2,550 = ₹33.99 lakh.
- Add plan sanction fees, Khata work, utility deposits and anything outside the package, which we list in your agreement.

20x40 house cost: common questions
How much does it cost to build a 20x40 house in Bangalore?
At Buildryt's published prices, an 800 sq.ft single-floor home costs about ₹17.44 lakh on the Classic package and ₹25.28 lakh on the Elite package, including GST. A 1,333 sq.ft ground plus first floor home costs about ₹29.06 lakh to ₹42.12 lakh. Statutory charges are extra.
What is the cost per sq.ft for a 20x40 house?
It depends on the package, not the plot size. Our Bengaluru prices run from ₹2,180 per sq.ft for Classic to ₹3,160 per sq.ft for Elite, including GST. Multiply the rate by your built-up area, which is 800 sq.ft for one floor covering the full 20x40 plot.
Is a 20x40 house 800 sq.ft?
The plot is 800 sq.ft. Built-up area is the constructed area across floors, so a full-plot ground floor plus a first floor about two-thirds of it is about 1,333 sq.ft, subject to your plan, setbacks and sanction. A single floor is 800 sq.ft at most.
How many bedrooms fit on a 20x40 plot?
Ground plus first floor usually gives three or four bedrooms along with a living area, kitchen and staircase, depending on how much of the ground floor goes to parking. Your plan decides the exact count, so settle parking and bedrooms together before drawings start.
Is my price locked once I sign?
Yes. Once you sign, your rate per sq.ft is locked for the project and does not rise if material or labour costs go up. Payments are made stage by stage, and each stage is released only after you review and approve it.
