25x50 construction cost by package

Construction is priced per sq.ft of built-up area, not plot area. On this page, the first column is one floor covering the full plot (1,250 sq.ft). The second column is ground plus first floor with the ground floor equal to the plot and the first floor about two-thirds of it (1,250 + 833 = 2,083 sq.ft). Your actual built-up area depends on your plan, setbacks and sanction. Totals are rounded to two decimals of a lakh. Prices are Buildryt's published Bengaluru rates including GST. Package specifications are on the packages page.

How much does a 25x50 house cost to build in Bangalore?

One floor on the full 1,250 sq.ft plot costs ₹27.25 lakh on Classic and ₹39.50 lakh on Elite. Ground plus first floor on 2,083 sq.ft costs ₹45.41 lakh to ₹65.82 lakh. Each figure is the package rate multiplied by built-up area, and the table above has the packages in between.

Here is the sum for Imperia at ₹2,910 per sq.ft. Ground plus first floor on a 25x50 plot is 1,250 + 833 = 2,083 sq.ft, with the first floor about two-thirds of the ground floor. Multiply 2,083 by 2,910 and you get ₹60,61,530, which is ₹60.62 lakh. On Opulent, at ₹2,660, the same house is 2,083 x 2,660 = ₹55.41 lakh.

On a plot this size, small differences in rate turn into real money. The step from Classic to Premier is ₹180 per sq.ft, and over 2,083 sq.ft that is ₹3.75 lakh. Before you pick a package for the whole house, decide which rooms you will actually notice every day, such as the kitchen, the main bathroom and the living floor, and ask what changes between packages in exactly those places. The packages page has the specification for each.

What typically fits on a 25x50 plot

A 25x50 site is wide enough that you are no longer choosing between parking and rooms. Room for a car or two at the front, a sit-out, a full living and dining area, a kitchen with a utility space, and two bedrooms on the ground floor is a realistic brief. The first floor can then take three more bedrooms, a family lounge and a terrace.

Because the plot allows it, more owners here plan two distinct living zones. The ground floor may suit parents, with no stairs to climb. The first floor may be for the younger family, or a floor you keep to rent out. If that is your plan, say so before the drawings start. It changes where the staircase goes, whether the upper floor has its own entry, and how the electrical and water connections are split.

A larger floor plate also means longer spans and heavier loads. Ask your engineer how the columns are laid out, where the beams run, and whether a lift shaft could be added later without breaking into finished rooms. You may never install one, but the answer tells you whether the structure was designed or just drawn.

What the price covers and what it does not

The rate is the price of building to the package specification. It is locked on the day you sign. Payments go stage by stage, and a stage is released only after you review and approve it. During the build you get daily photo and video updates in the Buildryt app, 360+ quality checks run through the work, and the structure has a 10-year warranty. Waterproofing has a 10-year warranty*, which is 5 years on terraces, bathrooms and balconies and 10 years elsewhere. A house this size has a lot of terrace and bathroom area, so read that asterisk before you sign.

Plan sanction fees, Khata work and utility deposits sit outside the rate. The flooring allowance for living and dining is ₹100 per sq.ft on Classic, ₹120 on Premier, ₹140 on Signature, ₹160 on Opulent, ₹175 on Imperia and ₹190 on Elite. For larger homes the living and dining floor is a big area, so choose that tile early.

How to work out your own 25x50 cost

  1. Decide how many floors you want. Built-up area is the total constructed area across all floors, so a full-plot ground floor plus a first floor about two-thirds of it comes to 2,083 sq.ft on a 25x50 plot.
  2. Choose a package. The package sets the price per sq.ft and the materials and finishes.
  3. Multiply the price per sq.ft by your built-up area. For 2,083 sq.ft on Imperia, that is 2,083 x ₹2,910 = ₹60.62 lakh.
  4. Add plan sanction fees, Khata work, utility deposits and anything outside the package, which we list in your agreement.

25x50 house cost: common questions

How much does it cost to build a 25x50 house in Bangalore?

At Buildryt's published prices, a 1,250 sq.ft single-floor home costs about ₹27.25 lakh on the Classic package and ₹39.50 lakh on the Elite package, including GST. A 2,083 sq.ft ground plus first floor home costs about ₹45.41 lakh to ₹65.82 lakh. Statutory charges are extra.

What is the cost per sq.ft for a 25x50 house?

It depends on the package, not the plot size. Our Bengaluru prices run from ₹2,180 per sq.ft for Classic to ₹3,160 per sq.ft for Elite, including GST. Multiply the rate by your built-up area, which is 1,250 sq.ft for one floor covering the full 25x50 plot.

Is a 25x50 house 1,250 sq.ft?

The plot is 1,250 sq.ft. Built-up area is the constructed area across floors, so a full-plot ground floor plus a first floor about two-thirds of it is about 2,083 sq.ft, subject to your plan, setbacks and sanction. A single floor is 1,250 sq.ft at most.

Should I build one floor or two on a 25x50 plot?

Many owners plan ground plus first floor, which we count as about 2,083 sq.ft built-up (ground floor equal to the plot, first floor about two-thirds of it). A single floor suits a tighter budget and can take another floor later if the foundation is designed for it. Decide this before the structural design starts, because it changes the footings.

What is not included in the package price?

Plan sanction fees, Khata work and utility deposits are not included in the package rate. They are paid separately and vary by plot, so budget for them on their own line.

How these figures are calculated

The prices come from our packages page and were last checked on 24 October 2026. Plan sanction fees, Khata work and utility deposits are not included.
