House construction cost is the built-up area multiplied by the package rate. In Bengaluru, Buildryt’s rates run from ₹2,180 to ₹3,160 per sq.ft including GST (Mysuru from ₹1,980). How this estimate works: the ground floor is the area left after the setbacks that apply to your plot. In Bengaluru that is the table notified in January 2026, capped at 75% of the plot to allow for stairs and walls. In Mysuru it is the Master Plan II-2031 table, which leaves about 52 to 67% on most house plots, and upper floors add the balconies the bye-laws allow over the setbacks. We allocate 135 sqft per covered car park (charged at 70% of the package rate). All rates include GST. Bye-laws change from time to time: when your plan is drawn up, our engineers check the rules in force for your plot, including any updates or changes.

How the estimate is worked out
On most plots up to 250 sq.m this comes to 75%. Larger plots get less, because their setbacks are a percentage of the plot. The official figures for each plot size are in our guide to setback rules in Bangalore.

How do you calculate house construction cost?
Multiply the built-up area by the package rate per sq.ft. In Bengaluru, setbacks leave up to about 75% of the plot for the ground floor, less on plots over 250 sq.m; in Mysuru it is about 52 to 67%. Each upper floor adds the same area again, and a covered car park is charged at 70% of the rate. A 30x40 G+1 home with one car park is about ₹38.36 lakh on Classic in Bengaluru, including GST.

How do payments work?
