800 Sq Ft House Construction Cost in Bengaluru and a 2 BHK Room Plan Idea
800 sq ft house cost in Bengaluru on Buildryt Classic, Premier and Signature, plus a 2 BHK room-size table and what 200 sq ft more than 600 buys.
As of Nov 2026, an 800 sq ft house on Buildryt packages costs about Rs 17.44 to 20.40 lakh to build (Rs 2,180 to 2,550 per sq ft, Classic to Signature, including GST). A covered car park is planned inside the ground floor area, not added on top of it. Approvals, deposits and interiors are extra. Estimate, not a quote.
Eight hundred square feet is where a proper 2 BHK starts to feel comfortable. Here is the price, then a room plan idea, then the decisions that move the number.
What does an 800 sq ft house cost, package by package?
| Package | Rate per sq ft | 800 sq ft |
|---|---|---|
| Classic | Rs 2,180 | Rs 17.44 lakh |
| Premier | Rs 2,360 | Rs 18.88 lakh |
| Signature | Rs 2,550 | Rs 20.40 lakh |
Buildryt estimate from published rates, including GST, rounded. Chargeable area is fixed only after your plan is drawn.
What do the extra 200 sq ft over 600 sq ft cost?
Moving from 600 to 800 sq ft adds 200 sq ft, which at Buildryt's published rates is about Rs 4.36 lakh on Classic, Rs 4.72 lakh on Premier and Rs 5.10 lakh on Signature. It usually buys a second proper bedroom and a bigger living room, rather than one extra room.
That is a useful way to decide. Ask what you would do with the 200 sq ft, then price it. If the answer is "a bedroom that fits a cot and a cupboard", it is probably worth it.
A 2 BHK room plan idea for 800 sq ft
This is a text idea with typical sizes, not a drawn plan. It assumes the main door opens into the living room, the kitchen sits beside the dining end, and the two bathrooms share a wall with the kitchen so the plumbing is stacked.
| Room | Size (ft) | Area (sq ft) |
|---|---|---|
| Master bedroom | 11 x 12 | 132 |
| Bedroom 2 | 10 x 11 | 110 |
| Living and dining | 11 x 16 | 176 |
| Kitchen | 8 x 9 | 72 |
| Attached bathroom | 5 x 7 | 35 |
| Common bathroom | 4 x 7 | 28 |
| Utility and wash | 4 x 6 | 24 |
| Balcony | 4 x 10 | 40 |
| Rooms only | 617 |
Rooms and balcony total 617 sq ft. The remaining 183 sq ft is for walls, a passage to the bedrooms and the staircase, if there is a first floor. Different plots eat this remainder differently, so ask your architect to show it floor by floor.
How the bedrooms should face the rest of the house
In an 800 sq ft house the quiet end matters. Put the two bedrooms on one side and the kitchen and living area on the other, with the common bathroom in between. Doors that open onto the living room directly make a small house feel cramped, so a short passage of three feet is usually worth the area it takes.
One floor of 800 or two floors of 400?
A single floor of 800 sq ft needs a plot large enough to carry it after the setbacks that apply there. Two floors of about 400 sq ft each fit a smaller footprint, but the staircase then takes a bigger share of each floor. On a 20x30 plot, which is 600 sq ft of land, a G+1 is the usual route to 800 sq ft of built-up area. Rules on how much of a plot you can cover change, so confirm with your architect or the authority.
Cost-wise, the rate per sq ft is the same on Buildryt packages. The difference shows up in the staircase, the foundation depth the soil needs, and what you can fit on each floor. The 20x30 cost page and the 30x40 cost page show how floors build up on those plots.
Open kitchen or closed kitchen at 800 sq ft?
An open kitchen lets the dining area borrow floor space from the kitchen and makes a small house feel larger. A closed 8 x 9 ft kitchen keeps cooking smells and noise out of the living room and gives you more wall for cupboards. Neither is cheaper to build by itself, because the package rate is per sq ft of built-up area. Choose by how you cook. If daily cooking is heavy and the living room is also the guest room, close it. If the house is mostly for a working couple, open it.
Storage you forget to draw
Small houses run out of cupboard space first. Before the plan is final, mark where the following will go, even as a rough box:
- A wardrobe on one wall of each bedroom, about 2 ft deep
- A shoe rack by the main door
- A broom, bucket and washing-machine corner in the utility
- A water-heater and inverter point, if you plan them
Adding these on the drawing costs nothing. Adding them after the walls are built usually means cutting or boxing in, and with Buildryt you should not cut walls, columns, beams or slabs without our engineer's written approval, because the structural warranty depends on it.
How the stage payments feel at this size
On Buildryt, each stage starts only after you approve the one before it, and its payment falls due at that point. That is not a lump sum at the start. Take the Classic total of Rs 17.44 lakh. The booking amount is stated in your agreement before you pay anything.
Cash to keep ready
- Construction: Rs 17.44 lakh on Classic.
- Cushion of 10 percent on construction: about Rs 1.74 lakh.
- Approval fees and utility deposits: ask your architect and the utilities for current amounts.
- Appliances, curtains, furniture and any lift: separate and your choice.
Planning cash on hand therefore starts near Rs 19.18 lakh before the items that depend on your plot. The cushion is our suggestion, not a rule.
What to ask your builder
- Will you give me a written area statement, floor by floor?
- When does the first stage start, and what must I approve before the next one begins?
- Is parking charged separately?
- Where will the kitchen and bathroom plumbing run, and can they share a wall?
- What do I get in writing about guarantees after handover?
Next step: try your plot in the cost estimator, compare the three rates on the packages page, or see how cost scales on the Bangalore house construction cost page. For a bigger family, the 2 BHK and 3 BHK guide goes up to 1,500 sq ft.

Frequently asked questions
How much does it cost to build an 800 sq ft house in Bengaluru?
On Buildryt packages, about Rs 17.44 lakh on Classic, Rs 18.88 lakh on Premier and Rs 20.40 lakh on Signature, including GST, as of Nov 2026. A covered car park is planned inside the ground floor area, not added on top of it. Approvals, utility deposits and interiors are extra. These are estimates, not quotes.
Can I fit a 2 BHK in 800 sq ft?
Yes. A typical idea is an 11 x 12 ft master bedroom, a 10 x 11 ft second bedroom, an 11 x 16 ft living and dining room, an 8 x 9 ft kitchen and two small bathrooms. Walls, passage and staircase use the rest. Your architect confirms what fits on your plot.
What is the cost of 800 sq ft over 600 sq ft?
At Buildryt's published rates the extra 200 sq ft adds about Rs 4.36 lakh on Classic, Rs 4.72 lakh on Premier and Rs 5.10 lakh on Signature, including GST. Approvals and interiors are separate. These are estimates from per sq ft rates, not quotes.
Is an 800 sq ft house better on one floor or two?
It depends on the plot. One floor needs a plot big enough for 800 sq ft after setbacks. Two floors of about 400 sq ft suit smaller plots but the staircase takes more of each floor. The per sq ft rate stays the same, so decide on comfort and plot limits.
How do stage payments work at Buildryt for a small house?
Each stage starts only after you approve the previous one, and its payment falls due then. The booking amount is stated in your agreement before you pay anything. Ask for the stage list and amounts in writing before you sign anything.
