2 BHK and 3 BHK House Construction Cost in Bengaluru, With Worked Examples

How much does a 2 BHK or 3 BHK house cost to build in Bengaluru?

Buildryt Journal · Published 1 November 2026 · 7 min read

As of Nov 2026, on Buildryt packages a 1,000 sq ft 2 BHK costs about Rs 21.8 to 25.5 lakh to build and a 1,500 sq ft 3 BHK about Rs 32.7 to 38.3 lakh (Classic to Signature, Rs 2,180 to 2,550 per sq ft including GST). Car park, approvals, deposits and interiors are extra. Estimate, not a quote.

BHK is how families think about a house. Builders price in square feet. This guide converts one into the other, with arithmetic you can redo on your phone.

How many sq ft is a 2 BHK or 3 BHK house?

BHK only counts bedrooms, so there is no fixed size. For planning, assume a compact 2 BHK needs about 900 to 1,100 sq ft of built-up area and a 3 BHK about 1,300 to 1,600 sq ft. Built-up area includes walls, staircase, balconies and covered parking, so it is always larger than the floor you walk on.

These sizes are Buildryt planning assumptions, not rules. Your plot shape, parking and room sizes can move them a lot.

Worked example 1: a 2 BHK of about 1,000 sq ft

Two bedrooms, a hall, a kitchen, two bathrooms and one covered car park. Buildryt charges a covered car park of 135 sq ft at 70 percent of the package rate, so on Classic that is 135 x 2,180 x 0.7 = Rs 2.06 lakh.

PackageRate per sq ft1,000 sq ftCar parkTotal
ClassicRs 2,180Rs 21.80 lakhRs 2.06 lakhRs 23.86 lakh
PremierRs 2,360Rs 23.60 lakhRs 2.23 lakhRs 25.83 lakh
SignatureRs 2,550Rs 25.50 lakhRs 2.41 lakhRs 27.91 lakh

Buildryt estimate from published rates, rounded. The chargeable area is fixed only after your plan is drawn.

Worked example 2: a 3 BHK of about 1,500 sq ft

A living room, dining area, kitchen, three bathrooms and one car park usually need about 1,500 sq ft. On a 30x40 plot, setbacks limit what each floor can cover, so ground plus one floor is the usual way to reach this area.

Package1,500 sq ftCar parkTotal
ClassicRs 32.70 lakhRs 2.06 lakhRs 34.76 lakh
PremierRs 35.40 lakhRs 2.23 lakhRs 37.63 lakh
SignatureRs 38.25 lakhRs 2.41 lakhRs 40.66 lakh

For comparison, the cost estimator on buildryt.com shows a 30x40 G+1 home with one car park at about Rs 38.36 lakh on Classic, including GST. That is 765 sq ft on the ground floor (900 sq ft less the 135 sq ft car bay) plus 900 sq ft on the first floor, with the car park charged separately at 70 percent of the rate. See the full 30x40 cost page, or the Bangalore cost page for other sizes.

Plan the rooms before you plan the money

A quick room schedule shows why BHK sizes vary. These are common planning sizes, not rules:

RoomTypical size (ft)Area (sq ft)
Master bedroom12 x 14168
Two other bedrooms10 x 12 each240
Living and dining12 x 24288
Kitchen9 x 1090
Three bathrooms5 x 8 each120
Rooms only906

Rooms alone come to about 906 sq ft. Walls, a staircase, passages and balconies are added on top, which is how a 3 BHK reaches 1,300 to 1,600 sq ft built-up. Ask your architect for the final number floor by floor.

What the extra money buys: Classic versus Signature

On 1,500 sq ft the gap between Classic and Signature is 1,500 x Rs 370 = Rs 5.55 lakh, before car park. What changes is the specification. The living and dining flooring allowance rises from Rs 100 to Rs 140 per sq ft, and the main door moves up to a carved African teak door. Read the full list on the packages page, because the right package is the one whose inclusions you would otherwise buy yourself.

What is not in these totals

  • Plan sanction fees and utility security deposits (BESCOM, BWSSB)
  • Appliances, air-conditioning units, curtains and furniture
  • Landscaping beyond the compound wall
  • A lift, which is available on request at extra cost
  • A cushion of about 10 percent for changes you decide on later

The first-year cash plan is covered in what is and isn't included in a construction rate.

A cash plan for the 3 BHK, step by step

Take the 1,500 sq ft Classic home with one car park at Rs 34.76 lakh. Add a cushion of 10 percent of the construction part, 10 percent of Rs 32.70 lakh is Rs 3.27 lakh. That brings the cash you should have ready to about Rs 38.0 lakh. Then add three items whose amounts depend on your plot and which you should ask for in writing: plan sanction fees, utility deposits, and your own interiors and appliances. Buildryt estimate, using a cushion we suggest, not a rule.

Is BHK even the right question?

Many families need a pooja room, a study corner or a guest room that does not fit the BHK label. Each one is just more square feet. Write your wish list in square feet next to the rooms: a 7 x 8 ft study adds 56 sq ft, which at the Classic rate is about Rs 1.2 lakh before walls. Seeing the rupee cost beside each wish makes trade-offs far easier than arguing over bedroom counts.

Does a 3 BHK cost one and a half times a 2 BHK?

Not quite, and not simply by adding one bedroom. The extra room adds walls, slab area, a door and a window, but it usually brings an extra bathroom too, and a bathroom is the costliest small room in any house. If the budget is tight, a 3 BHK with two bathrooms instead of three brings the total down. You can still leave a plumbing provision for the third.

Build a 2 BHK now and add a floor later?

You can, and it eases cash flow. But the foundation, columns and staircase must be designed for the extra floor from day one, with your engineer. Adding a floor or load later without the engineer's written approval can be unsafe, and with Buildryt it can void the structural warranty. Tell your builder about future floors before the structural design starts.

What to ask your builder

  • How many sq ft will you charge me for, floor by floor, including parking and staircase?
  • Is the staircase designed for a future floor now?
  • What are the allowances for flooring, bathroom fittings and electrical points?
  • When does each stage payment fall due?
  • What exactly is excluded?

Next step: enter your plot size and floors in the cost estimator for a package-wise estimate. Smaller homes are worked through in 600, 900 and 1,200 sq ft examples.

Frequently asked questions

How much does it cost to build a 2 BHK house in Bengaluru?

For about 1,000 sq ft, Buildryt's published Classic to Signature rates give roughly Rs 21.8 to 25.5 lakh including GST, as of Nov 2026. Add about Rs 2.1 to 2.4 lakh for one covered car park. Approvals, utility deposits and interiors are extra. This is an estimate, not a quote.

How much does a 3 BHK house cost to build in Bengaluru?

For about 1,500 sq ft, Buildryt's published rates give roughly Rs 32.7 lakh on Classic to Rs 38.3 lakh on Signature including GST, as of Nov 2026. A covered car park adds about Rs 2.1 to 2.4 lakh. Approvals, deposits and interiors are extra. These are estimates, not quotes.

How many square feet do I need for a 3 BHK independent house?

A planning figure is 1,300 to 1,600 sq ft of built-up area, which includes walls, staircase and balconies. Tight planning can go smaller. Your architect fixes the real number once room sizes, setbacks and parking are decided for your plot, so treat the range as a starting point only.

Is G+1 cheaper per sq ft than a single-floor house?

Usually yes per sq ft, because foundation, staircase and site set-up are shared across more built-up area. The total is higher because you build more. Check what your plot allows on each floor, since that decides whether a 3 BHK needs ground plus one floor.

Can I build a 2 BHK now and add a floor later?

You can, if the foundation, columns and staircase are designed for the extra floor from the start. Adding load later without your engineer's written approval can be unsafe and can affect warranty terms. Tell your builder about future floors before structural design begins.
