600, 900 and 1200 Sq Ft House Construction Cost: Worked Examples

Worked cost examples for a 600, 900 and 1200 sq ft house in Bengaluru at Buildryt package rates, with the car park and extras people forget.

Buildryt Journal · Published 1 November 2026 · 7 min read

As of Nov 2026, on Buildryt packages a 600 sq ft house costs about Rs 13.1 to 15.3 lakh to build, a 900 sq ft house about Rs 19.6 to 23.0 lakh, and a 1,200 sq ft house about Rs 26.2 to 30.6 lakh (Classic to Signature, including GST). Approvals, deposits and interiors come on top. Estimates, not quotes.

Small houses are where numbers feel most personal, because every lakh matters. So here is the arithmetic in the open, one size at a time. All three examples use built-up area, which counts walls, staircase, balconies and covered parking.

The quick formula

Construction cost = built-up area in sq ft x rate per sq ft. For 1,200 sq ft at Buildryt's Classic rate of Rs 2,180 that is 1,200 x 2,180 = Rs 26.16 lakh. Then add approvals, utility deposits, a car park if charged separately, and a cushion for changes.

Package rates below are from buildryt.com/packages, per sq ft including GST, as seen in Nov 2026: Classic Rs 2,180, Premier Rs 2,360, Signature Rs 2,550.

Example 1: 600 sq ft, a starter home

Think of one or two bedrooms, a hall, a kitchen and one bathroom. A 20x30 plot is itself only 600 sq ft of land, and setbacks eat into it, so 600 sq ft of built-up area usually means a small ground floor plus a compact first floor, or a single floor on a larger plot.

  • Classic: 600 x 2,180 = Rs 13.08 lakh
  • Premier: 600 x 2,360 = Rs 14.16 lakh
  • Signature: 600 x 2,550 = Rs 15.30 lakh

Small houses feel expensive for their size, because the bathroom, kitchen, staircase and plumbing do not shrink with the house. A 600 sq ft home has almost the same number of expensive rooms as a 900 sq ft one. If your plot is 20x30, the 20x30 cost page works it through with floors.

Example 2: 900 sq ft, a comfortable 2 BHK

This is a typical size for two bedrooms, an attached bathroom, a common bathroom, a living-dining hall and a kitchen. It may be a ground floor on a 30x30 plot, or ground plus a small first floor on a smaller plot.

  • Classic: 900 x 2,180 = Rs 19.62 lakh
  • Premier: 900 x 2,360 = Rs 21.24 lakh
  • Signature: 900 x 2,550 = Rs 22.95 lakh

Example 3: 1,200 sq ft, a family home

A 30x40 plot is 1,200 sq ft of land, but a 1,200 sq ft house is a different thing. Setbacks reduce what each floor can cover, so a G+1 on a 30x40 usually gives more than 1,200 sq ft in total. For this example, assume 1,200 sq ft of total built-up area, enough for a spacious 2 BHK or a compact 3 BHK.

  • Classic: 1,200 x 2,180 = Rs 26.16 lakh
  • Premier: 1,200 x 2,360 = Rs 28.32 lakh
  • Signature: 1,200 x 2,550 = Rs 30.60 lakh

The car park line most people miss

A covered car park is charged separately. Buildryt counts a 135 sq ft space at 70 percent of the package rate. On Classic that is 135 x 2,180 x 0.7 = Rs 2.06 lakh. Whoever you build with, ask whether parking is charged, whether open parking counts, and at what rate.

The 10 percent cushion is our suggestion for changes and surprises, not a rule.

When a smaller house costs more per sq ft

  • When you want full-height tiling in a bathroom that is only 4x6 ft.
  • When the plot is narrow and trucks cannot reach it, so materials are carried by hand.
  • When the design has many corners, which raises shuttering, steel and labour.

It costs less when the plan is a plain rectangle, doors and windows are standard sizes, and the bathrooms and kitchen are stacked so plumbing runs stay short.

How the estimator counts area

On the cost estimator, house construction cost is built-up area multiplied by the package rate. The ground floor is the area left after the setbacks that apply to your plot, and each upper floor adds area. The site also says Buildryt's engineers check the rules in force for your plot when your plan is drawn up, which is why the real number can differ from the simple formula. Rules change; confirm with your architect or the authority.

A 60-second check on any quote

Take the total in the quote, subtract the car park and any extras listed separately, and divide by the area you were told. If the answer is not close to the rate on the first page, something is hiding in the area or the scope. For example, Rs 19.62 lakh for 900 sq ft gives Rs 2,180 per sq ft, which matches the Classic rate. The same Rs 19.62 lakh against an area of 800 sq ft works out to about Rs 2,452 per sq ft, so you would ask why the area or the scope is different.

How to use these examples

If budget is the main worry, read how to build for less without cutting corners.

Pick the row closest to your plan and read across. Then ask any builder you speak to for a total on the same area and scope. If a number comes back far lower, ask what is missing. If it is far higher, ask what is added. Either answer is fine, as long as you hear it before you sign. Keep these tables for the first budget talk, and rely on a written estimate for the decision.

What to ask your builder

  • What is my total chargeable area, and how did you count the staircase and balconies?
  • Is the car park charged, and at what rate?
  • What happens to the rate if I add a floor later?
  • Which items in the quote are allowances, and what are the amounts?
  • What is not included?

Next step: compare packages on the packages page, then enter your own plot size in the cost estimator. For the standard 30x40 plot, see the 30x40 cost page; for bigger family homes read the 2 and 3 BHK cost guide.

Frequently asked questions

How much does a 1200 sq ft house cost to build in Bengaluru?

At Buildryt's published Classic to Signature rates, the construction part is about Rs 26.2 to 30.6 lakh including GST, as of Nov 2026. Approvals, utility deposits, car park and interiors are extra. This is a Buildryt estimate, not a quote, so ask for a written scope.

What is the cost of a 900 sq ft house in Bengaluru?

At Buildryt's published rates it is about Rs 19.6 lakh on Classic, Rs 21.2 lakh on Premier and Rs 23.0 lakh on Signature, including GST, as of Nov 2026. Car park, approvals and deposits are extra. Treat these as estimates and ask for a written scope before you decide.

Is a 600 sq ft house cheaper per sq ft?

Usually not in practice. The bathroom, kitchen, staircase and plumbing do not shrink with the house, so small homes carry a heavy cost for their size. A simple rectangular plan, standard door and window sizes and stacked wet areas help keep the final bill down.

Is built-up area the same as plot size?

No. Plot size is the land. Built-up area is the total constructed area across all floors, including walls, staircase and balconies. Setbacks limit what you can cover on each floor, so a 30x40 plot does not mean a 1,200 sq ft ground floor. Your architect confirms the real area.

What should I add to the construction cost for a 1200 sq ft house?

Add a covered car park if charged separately, plan sanction fees and utility deposits, and your own interiors, appliances and curtains. Also keep a cushion of about 10 percent for changes. Together these can add several lakhs, so plan the cash before you sign.
