1000 sq ft house construction cost in Bangalore on Buildryt packages, a 2 BHK room-size table, flooring allowance example and questions to ask.

Buildryt Journal · Published 2 November 2026 · 7 min read

As of Nov 2026, a 1,000 sq ft house in Bangalore costs about Rs 21.80 to 25.50 lakh to build on Buildryt packages: Classic Rs 2,180, Premier Rs 2,360 and Signature Rs 2,550 per sq ft, including GST. A covered car park is planned inside the ground floor area, not added on top of it. Approvals, deposits and interiors are extra. Estimate, not a quote.

A thousand square feet is the size most first-time owners in Bengaluru start with, because it fits a 2 BHK, one car and a modest budget. Below: the numbers, a room plan idea, and the one specification line you can actually feel when you walk in.

PackageRate per sq ft1,000 sq ft
ClassicRs 2,180Rs 21.80 lakh
PremierRs 2,360Rs 23.60 lakh
SignatureRs 2,550Rs 25.50 lakh

What is "1,000 sq ft" on a Bengaluru plot?

A 1,000 sq ft house means 1,000 sq ft of built-up area, counted across all floors. It can be one floor of 1,000 sq ft or two floors of about 500 sq ft each. The cost is the same per sq ft; the plot, the staircase and the foundation differ.

On a 30x40 plot the land alone is 1,200 sq ft, but setbacks reduce what a floor can cover, so a ground floor often covers less than the full plot. That is why some owners on that plot build 1,000 sq ft on the ground floor now and keep the right to add a floor, with the structure designed for it. The 30x40 cost page walks through floors on that plot.

A 2 BHK plus pooja or study room in 1,000 sq ft

Here is a plain-language layout idea with typical sizes. It is a planning sketch, not a drawn plan. The main door opens to the living room. The dining end leads to the kitchen and utility. The two bedrooms sit on the quiet side, each with a bathroom next door.

RoomSize (ft)Area (sq ft)
Master bedroom12 x 12144
Bedroom 210 x 12120
Living and dining12 x 18216
Kitchen8 x 1080
Attached bathroom5 x 840
Common bathroom5 x 735
Utility4 x 624
Pooja or study room6 x 848
Balcony4 x 1248
Rooms only755

Rooms and balcony come to 755 sq ft. The remaining 245 sq ft is for walls, passage and, in a two-floor house, a staircase. That sounds like a lot, but a staircase with landing alone can use around 80 to 100 sq ft, which is our planning assumption.

Where the 12 x 18 ft hall earns its keep

In this idea the living and dining room is the biggest space at 216 sq ft. A 12 ft width takes a sofa on one wall and still leaves a walking lane, and the 18 ft length lets a four-seater dining table sit at the far end. If you would rather have a third bedroom later, this is the room you would split, so ask your architect to place columns so the split is possible.

The flooring allowance you can feel

Buildryt's packages list a living and dining flooring allowance of Rs 100, Rs 120 and Rs 140 per sq ft for Classic, Premier and Signature. Apply those to the 216 sq ft hall above and the allowance is:

PackageAllowance per sq ftOn 216 sq ft hall
ClassicRs 100Rs 21,600
PremierRs 120Rs 25,920
SignatureRs 140Rs 30,240

Illustration only. The allowance covers the tile, and your choice above it is yours to pay. Ask exactly what the allowance includes, for example whether laying, skirting and wastage are inside it.

Rs 1.80 lakh or Rs 3.70 lakh: how far apart are the packages?

On 1,000 sq ft the Classic to Premier gap is 1,000 x 180 = Rs 1.80 lakh, and Classic to Signature is 1,000 x 370 = Rs 3.70 lakh. Premier adds solar water and power provision, rainwater harvesting with a filter, and a false ceiling in the living room and master bedroom. Signature has a carved African teak main door and a larger overhead tank and sump. Compare lists on the packages page; Classic has no false ceiling.

One floor of 1,000 or two floors of 500?

The package rate does not change, but the house does. These are the differences we would weigh with an owner:

  • One floor: no staircase inside the house, easier for elders, but it needs a wider plot and leaves no terrace room to grow.
  • Two floors: a smaller footprint, so more garden or parking on the plot, but the staircase takes area from both floors and bedrooms are upstairs.
  • One floor now, more later: workable when the foundation and columns are planned for it, and when your engineer approves the extra load in writing.

If you cannot decide, ask your architect for both versions and compare the room list on each, not just the total.

Waterproofing: two numbers to know

Buildryt gives a 10-year waterproofing warranty, with 5 years on terraces, bathrooms and balconies. A 1,000 sq ft house in this layout has two bathrooms, a balcony and a terrace, so those wet areas are exactly where the shorter period applies. Whoever you choose, ask which areas carry which warranty period, in writing.

What is outside the Rs 21.80 to 25.50 lakh

  • Plan sanction fees and utility security deposits
  • Appliances, air-conditioners, curtains and furniture
  • Landscaping beyond the compound wall
  • A lift, available at extra cost
  • A cushion of about 10 percent for changes (our suggestion, not a rule)

With Classic, the construction part is Rs 21.80 lakh. Add the cushion on construction, Rs 2.18 lakh, for a cash target near Rs 23.98 lakh before the items above.

What to ask your builder

  • Is my price locked, or can it change during construction?
  • What is the flooring allowance per sq ft, and what does it cover?
  • Which wet areas carry the shorter waterproofing warranty?
  • What is charged for the car park and the staircase?
  • Who submits the plan for sanction, and what do I pay the authority?

Next step: enter 1,000 sq ft, or your plot size and floors, in the cost estimator and compare Classic, Premier and Signature. For other sizes, the Bangalore cost page and the small-house examples are a click away.

Frequently asked questions

What is the 1000 sq ft house construction cost in Bangalore?

On Buildryt packages, about Rs 21.80 lakh on Classic, Rs 23.60 lakh on Premier and Rs 25.50 lakh on Signature, including GST, as of Nov 2026. A covered car park is planned inside the ground floor area, not added on top of it. Approvals, deposits and interiors are extra. These are estimates, not quotes.

Can I build a 2 BHK in 1000 sq ft?

Yes, and it is one of the most common sizes. A typical idea is a 12 x 12 ft master bedroom, a 10 x 12 ft second bedroom, a 12 x 18 ft living and dining room, an 8 x 10 ft kitchen and two bathrooms, with a small pooja or study room. Your architect confirms what fits.

Is 1000 sq ft one floor or two floors?

It can be either. Built-up area counts all floors, so 1,000 sq ft may be one floor of 1,000 or two floors of about 500 each. The per sq ft rate is the same on Buildryt packages. Plot size, setbacks and the staircase decide which suits you.

What does the flooring allowance mean in a package?

It is the amount per sq ft set aside for living and dining flooring. On Buildryt it is Rs 100 on Classic, Rs 120 on Premier and Rs 140 on Signature. If you pick a costlier tile, you pay the difference. Ask what the allowance covers, such as laying and skirting.

How much extra should I keep for a 1000 sq ft house?

Besides the construction total, we suggest a cushion of about 10 percent of construction for changes, which is about Rs 2.2 lakh on Classic. Approval fees, utility deposits, appliances and furniture are separate. The cushion is our suggestion, not a rule.
