Construction Companies in Bengaluru: How to Shortlist One

Shortlisting a construction company in Bengaluru?

Buildryt Journal · Published 2 November 2026 · 7 min read

To shortlist a construction company in Bengaluru, verify seven things in writing: GST and company registration, running-site visits, NABL-lab cube test reports, stage-wise payments, a written scope, warranty terms and a delay clause. Any firm that resists these checks should not make your shortlist.

This guide is written for people building a house on their own plot. It works for any firm you are considering, including Buildryt, and shows what we publish against each check so you can test our claims too.

Construction company, contractor or builder: does the label matter?

Searches for "contractors in Bangalore" and "construction services" usually mean the same thing: someone who will build your house. The label matters less than the structure. A contractor often supplies labour and you buy materials; a construction company usually quotes a rate per sq ft that covers both. Ask which one you are hiring before comparing prices.

For the labour-only versus all-inclusive question, see the turnkey vs contractor guide.

Check 1: Registration and GST

Start with identity. Ask for the legal name of the firm, its GSTIN and its registered address. You can look up a GSTIN on the government GST portal's taxpayer search, and company or LLP details on the Ministry of Corporate Affairs website. Match the name on the quote, the agreement and the payment account.

Also ask whether the quoted rate includes GST. A rate that excludes it can be several percent higher once billed. Buildryt's published package rates include GST.

Check 2: Visit running sites, not only finished homes

A finished house shows paint. A running site shows process. Ask for two addresses: one under construction and one finished at least a year ago. Visit without a guide if you can.

  • Are steel and cement stored off the ground and covered?
  • Are shuttering, bar spacing and cover blocks neat before a pour?
  • Are workers using basic safety gear?
  • Do finished homes show damp patches on ceilings or wall corners?

If a firm cannot show a single site, treat that as information.

Check 3: Concrete cube tests from an NABL-accredited lab

Cubes are small concrete samples taken at a pour and crushed after 7 and 28 days to confirm strength. Ask where they are tested and whether you get the reports. NABL is India's national accreditation body for testing labs, and you can check a lab's accreditation and scope on the NABL website.

Also ask which concrete grade goes where. At Buildryt, Classic, Premier and Signature use M20 for slabs and M25 for columns; Opulent, Imperia and Elite use M25 throughout. Cubes go to an NABL-accredited lab.

Check 4: Payments tied to finished stages

Never accept payments linked to calendar dates. Payment should fall due when a stage such as foundation, plinth or slab is complete and you have seen it. Then your money is always behind the work done, not ahead of it.

At Buildryt, each stage starts only after you approve the previous one, and its payment falls due then. Read more in our guide to stage-wise payments.

Check 5: A written scope and a locked price

A low rate means little until you know what it covers. Ask for a written list of inclusions and exclusions: structural design, soil investigation, flooring allowance, doors, windows, fittings, compound wall, sump and GST. Then ask whether the rate stays fixed after you sign.

Buildryt's price is locked once you sign, and approved changes are priced separately. Soil investigation and structural design are included in every package. Approvals are not: Buildryt does not file them, so plan sanction is handled by you or your architect, and its fees are separate.

Check 6: Warranty with its conditions

Ask for the warranty in writing, item by item, with years stated and with the conditions that void it. A line like "lifetime guarantee" with no document behind it is not a warranty.

Buildryt's written warranties are 10 years structural, 10 years waterproofing, 5 years on terraces, bathrooms and balconies, and a 1-year construction guarantee. Conditions apply, including no alteration of structural elements without our engineer's written approval. Ask to read the full text before you sign.

Check 7: Timeline and a delay clause

Be wary of one confident number given in the first meeting. Build time depends on your plot, design, weather and approvals. What you can insist on is a master schedule in the agreement and a clause that says what happens if the firm runs late.

Buildryt does not publish a fixed build duration. Your agreement carries a master schedule and a contractual delay penalty clause. For a wider framework, see how to choose a builder.

Questions to ask every company on your shortlist

  • What is your GSTIN, and does the rate include GST?
  • Can I visit a site under construction this week?
  • Which lab tests your cubes, and can I see 7 and 28 day reports?
  • Which finished stage triggers each payment?
  • What is in and out of the written scope, and is the rate locked?
  • What does the warranty cover, and what voids it?
  • What happens in the agreement if you are late?

More questions are in our list of questions to ask a home builder. Ask us the same ones; you can read how we work on the why us page.

Next step: put your plot size into the cost estimator for a quick estimate, then request a written scope and compare it line by line with any other company on your list. For rates by size, see the Bangalore cost page.

Frequently asked questions

How do I check if a construction company in Bengaluru is genuine?

Verify its GSTIN on the government GST portal, check company or LLP details on the Ministry of Corporate Affairs site, and make sure names match across quote, agreement and payment account. Then visit a running site and ask for test reports. Paperwork and site practice should agree.

What is the difference between a contractor and a construction company?

A contractor often supplies labour while you buy materials. A construction company usually quotes one rate per sq ft covering materials and labour. Both can work. Ask which you are hiring, get the inclusions in writing, and compare the two on the same scope.

What are NABL cube tests and why do they matter?

Cubes are small concrete samples taken during a pour and crushed after 7 and 28 days to confirm strength. NABL is India's accreditation body for testing labs. A report from an accredited lab is independent evidence that the concrete met the specified grade.

How should I pay a construction company in Bengaluru?

Pay against finished stages that you have seen, not against dates. Each demand should name the stage it covers. This keeps the value of completed work close to the money paid. At Buildryt, each stage starts only after you approve the previous one.

How long will a house take to build in Bengaluru?

It depends on plot, design, weather and approvals, so be cautious of one fixed number quoted early. Ask for a master schedule and a delay penalty clause in the agreement. Buildryt does not publish a fixed duration; the schedule and clause go into your agreement.

Does Buildryt get building plan approvals?

No. Buildryt does not file approvals. Plan sanction is handled by you or your architect, and sanction fees are separate from the package rate. Soil investigation and structural design are included in every package.
