COST
600 Sq Ft House Construction Cost in Bengaluru, With a Room Layout Idea
What does a 600 sq ft house cost to build in Bengaluru?
As of Nov 2026, a 600 sq ft house on Buildryt packages costs about Rs 13.08 to 15.30 lakh to build (Classic Rs 2,180, Premier Rs 2,360, Signature Rs 2,550 per sq ft, including GST). A covered car park is planned inside the ground floor area, not added on top of it. Approvals, deposits and interiors are extra. Estimate, not a quote.
Six hundred square feet is small enough to plan on one page and big enough to live in. This guide does both: the money first, then a room-by-room idea you can show to your architect.
What does 600 sq ft of built-up area mean?
Built-up area is the total covered area of the house: rooms, walls, passage, staircase and balconies. A 600 sq ft built-up house therefore has less usable floor than 600 sq ft sounds like, often around 450 to 500 sq ft of room space. The construction cost is charged on the built-up number.
The usable-floor figure is our planning assumption. Your drawn plan will give the exact split.
600 sq ft house construction cost on Buildryt packages
| Package | Rate per sq ft | 600 sq ft |
|---|---|---|
| Classic | Rs 2,180 | Rs 13.08 lakh |
| Premier | Rs 2,360 | Rs 14.16 lakh |
| Signature | Rs 2,550 | Rs 15.30 lakh |
Buildryt estimate from published rates, including GST, rounded. The chargeable area is fixed only after your plan is drawn, so this is not a quote.
A note on parking: a covered car park is carved out of the ground floor area, not added on top of the 600 sq ft. In a house this small one parking space takes a visible share of the plan, so decide early whether you want it covered, and ask how it is charged.
A compact 2 BHK layout in 600 sq ft
Two small bedrooms are possible in 600 sq ft if the living room does double duty as dining and the kitchen stays open to it. This is a planning idea with typical room sizes, not a drawn plan.
| Room | Size (ft) | Area (sq ft) |
|---|---|---|
| Bedroom 1 (with attached bath) | 10 x 11 | 110 |
| Bedroom 2 | 9 x 10 | 90 |
| Living and dining | 10 x 15 | 150 |
| Kitchen | 7 x 8 | 56 |
| Attached bathroom | 4 x 7 | 28 |
| Common bathroom | 4 x 6 | 24 |
| Rooms only | 458 |
Rooms add up to 458 sq ft. The other 142 sq ft goes to walls, a short passage and a staircase if the house has a second level. Nothing here is tight by code or by rule. It is simply what fits.
The trade-off is honest: 9 x 10 ft bedrooms take a double bed and one wardrobe, not much else. If a desk matters, read the next idea.
Or a roomy 1 BHK with a study corner
Many couples are happier with one generous bedroom than two cramped ones. A layout like this fits the same 600 sq ft:
- Living and dining: 11 x 13 ft (143 sq ft)
- Bedroom: 11 x 12 ft (132 sq ft)
- Kitchen: 8 x 9 ft (72 sq ft)
- Bathroom: 5 x 7 ft (35 sq ft)
- Study or pooja nook: 6 x 7 ft (42 sq ft)
- Wash and utility: 4 x 5 ft (20 sq ft)
That is 444 sq ft of rooms. The study can later become a child's bed corner. The price stays the same, because Buildryt's package rate is per sq ft of built-up area, not per room.
Why a small house feels expensive per sq ft
Every house needs one kitchen, at least one bathroom and one entrance, whatever its size. A 600 sq ft house shares those fixed items across fewer square feet than a 1,500 sq ft house does. So the budget can feel heavy for what you see on the plan.
The rate itself does not change with size on Buildryt's packages. What changes is how much of your area is a bathroom or a kitchen. Keep wet areas next to each other so plumbing runs stay short, and keep the outline a plain rectangle.
Build one floor now and add another later?
This is the most common question on small plots. It works, but only if the foundation, columns and staircase position are planned for the extra floor from day one. With Buildryt, adding a floor or extra load later needs our engineer's written approval, and without it the structural warranty can be affected.
The same goes for cutting or altering walls, columns, beams and slabs after handover. A 10-year structural warranty depends on leaving them alone unless our engineer approves in writing. Tell your builder about future floors before the structural design starts, whoever you choose.
Is Premier worth it on a house this small?
The gap is easy to compute: 600 x (2,360 - 2,180) = Rs 1.08 lakh between Classic and Premier, and 600 x (2,550 - 2,360) = Rs 1.14 lakh between Premier and Signature. For a first home on a tight budget, many families stay on Classic and spend the difference where they feel it every day, such as better bathroom tiles or a bigger wardrobe. Premier adds items such as solar provision, rainwater harvesting with a filter and a false ceiling in the living room and master bedroom, so read the packages page and pay only for what you would use.
A cash plan for a 600 sq ft Classic house
| Item | Planning figure |
|---|---|
| Construction, 600 sq ft at Rs 2,180 | Rs 13.08 lakh |
| Cushion of 10 percent on construction | about Rs 1.31 lakh |
| Subtotal | about Rs 14.39 lakh |
| Plan sanction fees, utility deposits, appliances, furniture | Not included; ask for each in writing |
The cushion is our suggestion, not a rule. Prices on Buildryt packages are locked once agreed, so the cushion is for changes you choose, not for price rises.
What to ask your builder
- How many sq ft will you charge me for in total, and is the staircase counted?
- Is the car park charged, and at what rate?
- Can the staircase and foundation be designed for a future floor?
- Is the price locked, or can it rise during construction?
- Which fittings are allowances, and what happens if I pick something costlier?
Next step: put your plot and floors into the cost estimator to see Classic, Premier and Signature side by side. The packages page lists what each rate includes, and the 600, 900 and 1,200 sq ft examples show how the cost grows with size. On a 20x30 plot, start with the 20x30 cost page.

Frequently asked questions
How much does a 600 sq ft house cost to build in Bengaluru?
On Buildryt packages, about Rs 13.08 lakh on Classic to Rs 15.30 lakh on Signature, including GST, as of Nov 2026. A covered car park is planned inside the ground floor area, not added on top of it. Approval fees, utility deposits and interiors are separate. This is an estimate, not a quote.
Is 600 sq ft enough for a 2 BHK house?
It can be, with two compact bedrooms of about 9 x 10 and 10 x 11 ft, a combined living and dining room, a small kitchen and two small bathrooms. Many families prefer a 1 BHK with a study corner at this size. Your architect decides what fits on your plot.
Does a 600 sq ft house include the car park in the cost?
It sits inside the area, not on top of it. A covered car park is carved out of the ground floor, so it does not add to the 600 sq ft. On Buildryt's cost estimator a covered car park is about 135 sq ft billed at 70 percent of the package rate, so the totals shown, at the full rate, are a slight upper bound. Ask any builder how parking is counted and whether open parking is charged.
Why is the cost per sq ft not lower for a small house?
On Buildryt packages the per sq ft rate stays the same across sizes. A small house can still feel costly because a kitchen, bathroom and staircase take up a larger share of its area. Stacking wet areas and keeping a simple rectangular outline help keep the cost down.
Can I build 600 sq ft now and add a floor later?
Yes, if the foundation, columns and staircase are designed for the extra floor from the start. Adding a floor or load later without the engineer's written approval can be unsafe and, with Buildryt, can affect the structural warranty. Plan the future floor before structural design begins.
