COMPARISON
Buildryt vs Brick & Bolt: how two Bengaluru builders compare
Both sell fixed-price homes with staged payments. They differ on entry price, payment protection, scale and how much detail they publish.
We are Buildryt, so weigh this accordingly. Every Brick & Bolt detail below comes from the Bengaluru pricing page Brick & Bolt publishes, read on 17 October 2026. Where that page does not say something, we say so instead of guessing. Confirm anything that affects your decision with both companies before you sign.
The short version
- Brick & Bolt starts lower. Its Standard package is ₹1,995/sq.ft against Buildryt's Classic at ₹2,180/sq.ft. The packages differ in specification, so the gap is not like for like.
- Brick & Bolt describes an escrow account for milestone payments. Buildryt releases each stage after you approve the completed work; our site does not describe an escrow account.
- Brick & Bolt is the larger company, with six offices and, by its own count, 9,000+ projects. Buildryt builds in Bengaluru and Mysuru only.
- Buildryt's packages page states that prices include GST and names the steel and cement brands for every package. The Brick & Bolt page we read calls its brands “trusted” or “superior” and does not say whether GST is included.
- Both offer a 10-year structural warranty.

Payments, warranty and delays
Detail | Brick & Bolt | Buildryt |
|---|---|---|
Payments | Escrow with milestone-based payments, “released only after stage completion & approval”. | Payment schedule agreed before work starts. Each stage is released only after you review the completed work. No upfront lump sum. |
Structural warranty | 10 years | 10 years, in writing, on stamp paper |
Other guarantees | Not stated on the page we read | 1-year construction guarantee and 1-year waterproofing warranty, on stamp paper |
Delay | “Strict penalty clauses for delays”. Amounts and triggers not stated on the page. | Contractual delay penalty paid by Buildryt. Ask for the exact formula. |
Quality checks | “470+ QASCON checks per floor” (the page also quotes other totals) | 360+ stage-wise structural and finishing checks (BRYT-CQCS) |
On payment protection, an escrow account is a real point in Brick & Bolt's favour: a third party holds the money between stages. Buildryt's protection is the stage-by-stage approval itself. If a third-party escrow matters to you, treat that as a genuine difference and ask each builder to show you the clause.
Scale and track record
Brick & Bolt states 9,000+ projects, more than 10 million sq.ft constructed, and offices in Bengaluru, Chennai, Hyderabad, Delhi, Pune and Mysuru. Buildryt, founded in 2019, builds in Bengaluru and Mysuru and has built over 3.5 lakh sq.ft of homes. These are each company's own figures. A larger builder has more public feedback to read. A smaller one is not automatically more attentive. Ask who will run your site day to day, and visit homes that were handed over at least a year ago.
Who each one suits
- Brick & Bolt may suit you if the lowest entry price matters most, you want a third-party escrow account, or you prefer the largest builder with the most projects behind it.
- Buildryt may suit you if you are building in Bengaluru or Mysuru and want brand names and a GST-inclusive rate in writing before you commit, along with a written 1-year construction guarantee and waterproofing warranty on top of the 10-year structural cover.

Five questions to put to both builders
- Which clause fixes my price, and what exactly counts as a change?
- Can I have the bill of quantities with material brands and allowances for my house?
- How is delay compensation calculated, and when does it start?
- Who supervises my site every day, and can I speak to owners whose homes you handed over at least a year ago?
- What is excluded: approvals, utility deposits, compound wall, rock excavation?
